Top questions about Vineyard Village at Buellton

Need something cleared up? Here are the questions residents ask most often. If you can’t find an answer, message the property manager from any Discussion thread.

  • Go to the Maintenance tab in your project sidebar (coming soon) or send a message in the relevant Discussion thread. Include your unit address, a description of the issue, and a photo if possible. Most non-urgent requests are triaged within 48 hours by the property manager.

  • Quarterly dues are billed on the 1st of January, April, July, and October, with a 30-day grace period. Pay online through the resident portal (link in the sidebar), by check mailed to the management office, or via auto-pay set up under your Profile.

  • Reservations open 60 days in advance. Use the Reservations tab in your project to pick a date and time. The system enforces a 4-hour minimum and prevents double-booking. A refundable $250 deposit is held until the morning after your event.

  • Any exterior modification — fences, paint colors, additions, landscaping changes over 4 sq ft — requires ARC approval. Submit through the "New ARC Request" button on your dashboard with plans, materials, and a sketch. Reviews complete within 30 days per CC&Rs.

  • Go to Profile → Notification Preferences. You can opt in or out of: board votes, ARC decisions, billing reminders, maintenance updates, community announcements, and discussion replies. Critical notices (overdue dues, board-wide votes) cannot be disabled.

  • All governing documents live in the Files tab. Search by document type or year. CC&Rs and bylaws are pinned at the top. Recent additions (audited financials, vendor contracts) appear under Recently Added.

  • Residents see community-wide info, their own account, and their unit's history. Board members see all financials, vendor records, ARC requests, and resident communications. Committee members see the records relevant to their committee. Permissions are managed under Team Members.
